The Practical Completion Inspection Report is the builder’s final ‘To Do’ list at handover.
At this stage we will check:
- Fixtures and fittings for correct installation
- Wet areas for appropriate sealing
- External treatments for completion and acceptable workmanship
- Paint finishes for quality standard
- All hardware for proper fitting and function – including all doors & windows
- All plumbing and electrical devices for completion and proper function
- All cabinets for proper function
- Signs of poor workmanship
- Roof structure and tie down requirements
This inspection will outline all defects that require attention from the builder. Defects are marked with a coloured sticker for easy identification. It is the owner’s responsibility to check the finishes, fixtures and fittings are as per the contract and the inspector will inspect as per above.

Many new home and building owners don’t realise that, for contracts that fall between $7,500 and $500,000, the builder is only liable for repairing building defects and issues for a period of up to four months (extended if agreed upon by both parties and specified in the contract).
Many homeowners also don’t realise that It is the homeowner’s responsibility to notify the builder of such defects by way of a complete inspection. If this isn’t done within four months, the builder is no longer liable.
This four month period begins at the stage of ‘practical completion’, meaning the point at which the building work is completed, and the building is reasonably capable of being used for its intended purpose. All too often, those four short months go by, the owner has no knowledge of this important deadline, and they get stuck with what can be crippling costs.
